Tenant Information

As well as paying the rent, you may also be required to make the following permitted payments:

Permitted Payments

Holding Deposit: 1 weeks rent to be credited to first months rent
Deposit: Five weeks’ rent

During the tenancy (payable to the Agent):

Payment of up to £50.00 inc VAT if you want to change the tenancy agreement
Termination of tenancy with landlord's approval £495.00 plus VAT – Terms Apply

Company Let – Administration of £360.00 Incl VAT.

Payment of interest for the late payment of rent from 14 days arrears calculated on the interest at 3% above Bank of England base rate on the late payment of rent for each day that the payment is outstanding.

During the tenancy (payable to the provider)
Utilities – gas, electricity, water, Sewerage
Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Other permitted payments
Any other permitted payments, not included above, under the relevant legislation including contractual damages.

Electronic Contracting

Your use of any of our services includes and you accept without reservation the ability for you and us to enter into agreements and or to make transactions electronically. You acknowledge that your electronic submission for membership and purchase orders constitutes your agreement to be bound by and to pay for such agreements and transactions. Your agreement to be bound by electronic submissions applies to all records relating to all transactions entered into on this site, including notices of cancellation, policies, contract, and application. In order to access and retain your electronic records, you may be required to have certain hardware and software, which are your sole responsibility.

Tenant Protection

St James lettings is a member of Safe Agent, which is a client money protection scheme, and also a member of Property Ombudsman, which is a redress scheme. You can find out more details on the agent’s website or by contacting the agent directly.

In-House Complaints Procedure

We are committed to providing a professional service to all our clients and customers. When something goes wrong, we need you to tell us about it. This will help us to improve our standards.

If you are a tenant of one of our managed properties and have a non-urgent maintenance issue, please complete our maintenance form and we will contact you as soon as possible. If the issue is urgent please call one of the office numbers or the 24hr emergency phone number you have been given.
