As well as paying the rent, you may also be required to make the following permitted payments:

Permitted payments
Before the tenancy starts payable to St James Lettings ‘the Agent’)

  • Holding Deposit: 1 week’s rent
  • Deposit: Five weeks’ rent

During the tenancy (payable to the Agent)

  • Payment of up to £50.00 inc VAT if you want to change the tenancy agreement

Early Release From Tenancy Agreement:

Where the landlord agrees to release the tenant from the tenancy agreement before the end of the fixed term contracted period, rent will be due to the end of the Tenancy agreement or until a new tenant takes occupation if applicable. The tenant will remain liable for all rent and other costs under the terms of the tenancy agreement, until the new tenant moves in plus a fee of £474.00 Plus VAT

Company Let – Administration of £360.00 Incl VAT

Payment of interest for the late payment of rent from 14 days arrears calculated on the interest at 3% above Bank of England base rate on the late payment of rent for each day that the payment is outstanding.

Tenants are liable for the cost of replacing any lost key(s) or other security device(s). The tenant will be responsible for the loss if locks need to be changed, the costs of a locksmith, new lock and replacement keys for the tenant, landlord and any other persons requiring keys will be charged to the tenant.

Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy.

Communications – telephone and broadband
Installation of cable/satellite
Subscription to cable/satellite supplier
Television licence
Council Tax
Other permitted payments

Any other permitted payments, not included above, under the relevant legislation including contractual damages.
