In order to reserve a property St. James Lettings requires a deposit of ₤100.00. This deposit is non refundable if an applicant is unsuccessful and will not be returned if the potential tenant decides to withdraw from taking possession of the property. This deposit is deducted from the first month rent. To assess potential tenants St. James Lettings uses Letsure, one of the biggest tenant referencing services in the UK. Normal processing times takes between 48 to 72 hours. A referencing fee of ₤100.00 for the first applicant and ₤100.00 for each additional applicant when applying. On or before the possession date, a tenancy agreement fee of ₤50.00, a damage deposit of one months rent, and the first month rent is required. As of April 6, 2007, all landlords and letting agents taking deposits for assured shorthold tenancies (AST) in England and Wales must safeguard them with a Government authorized tenant deposit protection agency. All initial payments are required to be cleared funds. Future rental payments are made by standing order. |
