Landlords Fees

Tenant Find
One off initial payment of 60% (50% + VAT) of the first month’s rent. Inclusive of the following:
Rent assessment
Marketing of the property, via our website, property portals, window displays.
Finding and referencing of tenants.
Comprehensive referencing of the tenants as standard
Initial Tenancy Agreement.
Setting up the tenants deposit with the DPS (Deposit Protection Scheme)

Rent Collection
8% INCL VAT of the monthly rental income plus a one off Set up fee of (£330.00 INCL VAT).

Full Management
12 % Incl VAT of the monthly rental income plus a one off Set up fee of (£330.00 INCL VAT). Inclusive of the following:
Rent assessment
Marketing of the property, via our website, property portals, window displays.
Finding and referencing of tenants.
Comprehensive referencing of the tenants as standard
Initial Tenancy Agreement.
Arrangement of Detailed inventory and schedule of condition (cost to be advised)
Setting up the tenants deposit with the DPS (deposit protection scheme)
Rent collection and transfer of funds to the landlord within 48 hours of receipt.
Periodic property inspections carried out every 3 months
Manage property repairs and maintenance 24 hours a day
Negotiate rent increases

The above are the maximum fees that we charge our landlords. We tailor our services bespoke to our landlords and these fees can be negotiable dependant on landlords’ circumstances and requirements. Check In Fee: £42.00
End of Tenancy Fee: £120.00 to be split equally between the tenant and Landlord for the administration at the end of the tenancy and closing down of utilities.
Tenancy Renewal Fee: £120.00 to be split equally between the tenant and Landlord. This fee is for the preparation of a new fixed term Assured Shorthold Tenancy Agreement. Should the tenancy proceed on a periodic contract this fee is not applicable.
Serving of notices: £100.00 + VAT

St James Lettings advise that a reliable, meticulous documentation of the condition of your property is carried out prior to the tenant entering the property. St James Lettings are happy to arrange for an independent Inventory and Schedule of Condition to be carried out at an extra cost, the cost will vary dependant on size of property and is payable to the clerk.

Tenant Administration Fees

The following Tenancy fees/charges which maybe payable by the tenant are in addition to the calendar monthly rent and deposit and are inclusive of VAT at 20%. A deposit of 1.5x the rent is payable at the start of the tenancy along with the first months calendar rent. The amount of deposit may be adjusted in certain circumstances for example when pets may be living at the property.

Tenancy fees payable by the tenant relate to the administration of the tenancy set up and are due at the reservation of the property:

The Tenancy Fees are as outlined below and are VAT applicable:

Single Occupant Fee £195.00 Incl VAT Each Additional Applicant Fee £195.00 Incl VAT
Guarantor £120.00 Incl VAT

End of Tenancy Fee: £120.00 to be split equally between the tenant and Landlord for the administration at the end of the tenancy and closing down of utilities.

There is a £120.00 tenancy renewal fee if required to be split equally between the tenant and Landlord.

Where a UK guarantor’s reference is required there will be an additional fee of £120.00 payable in advance, per additional guarantor.
